14 Reasons Your House Isn’t Selling Quickly
When you have a property that is just not selling there could be a significant reason why that you have perhaps missed as a homeowner.

Often houses that aren’t selling fast on the open market fall into one of the following 14 categories:-
- Your home is ‘unique’: If you have a property that you would consider unique, such as upside-down living, a thatched roof or a feature that you wouldn’t normally find on a regular property – this could be narrowing down your market. What you need to do with specialist properties is contact a specialist agent who will know how to advertise your property to it’s best potential and where to advertise it for the highest exposure to interested buyers.
- Your home is in a remote area: If your property is in a remote location, away from places of work, cities and schools this could be detrimental to your sale unless you find a buyer who is interested in living in an isolated environment. Consider advertising locally to neighbouring properties, in local post offices to find a buyer already in the area looking to upgrade or downsize into your home.
- Your home needs repairs: If your home needs repairs, it could be detrimental to your sale when it comes to selling fast. - Your home is in an undesirable area: Unfortunately, if your home is based in a bad neighbourhood you can’t pick it up and move it! What you can do is contact local councils and find out what they are doing about the area and how you can work with them to make the area better for everyone living there and help increase your chances of selling your property.
- You are selling in a slow market: If you are trying to sell your home at a time when the market is particularly slow due to a recession, or political turmoil – it may be an idea to hold out until things settle down. - Your home is near something undesirable: If your property is near something undesirable you really need to try and disguise this and make sure it’s not an issue when it comes to viewings. - You have problem neighbours: If your direct neighbours are causing an issue, such as noise or antisocial behaviour, you need to work with your local establishment to fix this issue before you try to sell your home.
- Your house is haunted: Rare cases have been known where a property won’t sell due to mysterious goings on. If you find yourself in this position you have two choices. Work with your unwanted guest to promote the property, contact newspapers and magazines and get featured. You may find a buyer who is interested in the supernatural. Alternatively, seek the help of a priest!
- You have Japanese Knotweed: If your home has Japanese Knotweed you could be faced with a huge bill if you try to sell it and don’t inform your buyer. Ideally you need to get this rectified before you try and sell your home as it could break the chain of your sale if your buyer can’t get a mortgage because of it.
- Your home is prone to flooding: If you have a property that is prone to flooding you need to take every precaution to help prevent this that you can. You will also need to prove to your buyer that insurance is obtainable on the property in question.
- Your home is fire damaged: If your property is fire damaged you may want to get this fixed before trying to sell. Your insurance company should cover the cost of the damage.
- Your home is noisy: If you live near a busy road and your home is noisy, you may want to consider upgrading your double glazing. You could even consider sound proofing your home to block out any noise. This will put the question out a buyer’s mind when you come to sell your home.
- Your home has parking issues: If your home only has one place for a car to park, make sure to park your vehicle away when it comes to viewings. If a buyer can pull right up to a property on the day of a viewing, they are less likely to see parking as an issue when they come to buy your property.
- Your home has structural issues: Your home should be structurally sound when you come to sell on the open market. If it’s not you may need to consider an auction sale.
